Case Studies

Independent advice. Real outcomes.

More than 50 international investors have used Bali Capital Advisory to compare apartments, villas, and resort-style projects across multiple developers. A selection of stories below, anonymised by region where the investor prefers privacy.

  1. 01 Apartment

    Investor, Europe

    Apartment buyer · Wellness community

Bought an apartment after comparing three projects side by side.

“Didier was the first person who actually compared options instead of selling me one. We looked at three projects side by side and the right one became obvious.”

Most of this investor's earlier conversations had been with single-developer agents, each pushing their own project. Bali Capital Advisory's role was to put the three contenders on the same page and apply the same criteria to each. That made the strengths and weaknesses visible, and the investor's chosen project ended up being the one with the strongest combination of build, community, and resale story.

  2. 02 Villa

    Investor, United Kingdom

    Villa buyer · Long-hold investment

Walked away from a poorly structured deal, bought a better one.

“I had nearly signed on a villa that looked great on paper. Didier walked me through the structure of the deal and we found the issues. I bought somewhere else with confidence.”

Bali villa contracts vary widely. Leasehold versus freehold, build standards, and exit options can look similar from a glossy brochure but be very different on close reading. This investor avoided a deal that would have created problems on resale, and ended up with a villa structured for a long hold and a clean exit.

  3. 03 Portfolio

    Investor, Australia

Multi-asset investor · Apartment plus villa

Built a small Bali portfolio without flying out.

“Buying remotely in Bali is hard. Having someone independent on the ground, looking at every option, was the difference between guessing and deciding.”

Buying property remotely is hard in any market. In Bali, the gap between what is marketed and what actually exists on site can be wide. The investor used video walk-throughs and a structured comparison to make decisions from Sydney, then visited briefly to sign. The two assets are now part of a balanced portfolio across an apartment and a villa.

  4. 04 Apartment

    Investor, Dubai

    Apartment buyer · Wellness community

Bought into a wellness-focused community apartment.

“Calm, clear, no pressure. Didier ran me through the numbers, the developer, and the exit options before I committed a single rupiah.”

This investor wanted a property that worked both as a yielding asset and as a personal stay. The advisory work focused on developments with strong wellness credentials, credible operating teams, and unit mixes that would appeal to long-stay guests. The investor closed on an apartment that suited both use cases.

  5. 05 Villa

    Investor, India

    Villa buyer · Long-hold

Long-hold villa investment, structured for a clean exit.

“I needed someone honest. The Bali market is full of agents pushing one project. Didier compared everything and recommended the one that actually matched my goals.”

The brief was a long-hold villa with strong fundamentals on land and structure. The shortlist filtered out projects with weaker contracts and focused on ones with clean leasehold terms and credible developers. The chosen villa is held for the long term, with the option to be used by family in the future.

Common questions

About case studies

What kind of investors do you typically work with?

International investors based primarily in Europe, the United Kingdom, Australia, or Dubai, with selective work for clients based in India. Most are buying remotely or visiting Bali briefly. We have advised more than 50 international investors to date.

Can I speak to a past investor before I commit?

In some cases yes, with the past investor's permission. Most clients prefer their conversations to remain private until they choose to share them. We can usually share enough context for you to understand how a brief similar to yours was handled.

How do investors typically work with you?

Most start with the Bali Investor Brief, get a tailored shortlist, and follow up on WhatsApp. From there we run walk-throughs, video tours, contract reviews, and developer meetings as needed. The pace is set by the investor, not us.

Are these outcomes guaranteed?

No. Bali Capital Advisory does not guarantee yields, capital growth, or any specific outcome. What we guarantee is independence, diligence, and clarity. Every investor still owns their decision and their risk.

Why are some stories anonymised?

Most international investors prefer privacy on real estate decisions. We respect that. Where investors are happy to share their full story we do, and where they prefer regional anonymity we honour it.
