Most agents in Bali represent a single developer and only ever recommend that developer's projects. Investors get a one-sided view. Independence means we can compare across the market and recommend what actually suits the investor, not what suits a sales pipeline.

Where are your clients usually based?

Primarily Europe, the United Kingdom, Australia, and Dubai, with selective work for clients based in India. Most clients are buying remotely or visiting Bali briefly, and need an advisor who already knows which projects are worth the time.

How do you actually decide which projects to shortlist?

Every project is evaluated on the same criteria: build quality, location, developer track record, deal structure, and exit strength. The shortlist for each investor reflects their goals, not a roster of developers paying for marketing.

Is buying property in Bali safe for foreign investors?

It can be, but the structure of the deal matters enormously. Leasehold versus freehold, the developer, the contract, and the exit options all need close reading. Our role is to make sure investors understand the structure before they sign.

Do you charge investors a fee?

Our advisory work is paid by the developer side once a deal completes. Investors pay nothing extra. Independence comes from working across many developers, so there is no incentive to push a single project.
